The Fine Art of F*ing Up—and Bouncing Back Better
With Experienced Members Who Screwed Up Big—and Lived to Tell About It
OPHP Credits: 1.5 Hours Elective

We’re nationally famous for our incredible education, unmatched networking, and a supportive community where experienced investors tell each other the TRUTH.

And this meeting might be the truest one we’ve ever done.

Because there’s something successful real estate investors don’t talk about nearly enough:

The times we REALLY screwed up.

Not “Oops, I put a lockbox on the wrong property.”

Not “I should have bought more houses when they were cheap.”

More like, “I trusted the wrong person and got $12,000 stolen from me, which was all the money I had at the time.”

Or, “I didn’t check to see that the mortgage was recorded, and the borrower sold the property, stole my $200,000, and hasn’t been seen since.”

Or, “I bought a property without doing the due diligence, and the city tore it down the next day.”

The times we made decisions that caused financial loss, humiliation, sleepless nights, serious stress, and some very uncomfortable conversations with spouses, partners, lenders, and ourselves.

And then, more importantly…

Came back. Got better. Made a fortune anyway.

That’s what this meeting is about.

We’ve invited a panel of experienced, successful real estate investors to tell the stories that usually DON’T get told from the stage.

Each will share one mistake that could have ended their real estate career—and what happened next.

You’ll hear:

  • What they did wrong—and why it seemed like a perfectly reasonable decision at the time
  • The warning signs they missed, ignored, or didn’t know enough to recognize
  • What the mistake actually cost them—in money, time, relationships, confidence, and peace of mind
  • How they dealt with the emotional and psychological hit when things went REALLY wrong, and didn’t just quit
  • What they changed afterward so they’d never make the same mistake again
  • How the experience ultimately made them smarter, stronger, and more successful investors
  • How they recovered
  • What YOU can learn from their mistakes without having to pay the same tuition they did

There will be some painful stories.

There will probably be some hilarious ones.

And there will be a LOT of lessons you won’t get from somebody whose entire real estate story is, “I followed these 3 simple steps and made $100,000.”

Because real success doesn’t work like that.

It’s not that successful investors never fail. It’s not that YOU’LL never fail.

It’s that they learn, adjust, get help, and keep going.

When something goes sideways, you need colleagues who will tell you the truth, help you figure out what happened, and remind you that one bad deal—or one truly spectacular f*up—doesn’t have to define your career.

Here’s the evening’s agenda:

6:30–7:00 p.m.: The Ask Room: bring the thing you need to get, get rid of, or know, and let your fellow members help you reach your goals
7:00 p.m.: Member Deal of the Month
7:15 p.m.: The Fine Art of F*ing Up
